REPORTS TO: CLMHOA Board of Directors. Day to day direction and guidance provided through the board president or his/her designee(s)
SUPERVISION: The CAM provides direct supervision to the HOA’s administrative personnel, including the Administrative Assistant and Part-Time Bookkeeper, and oversees the daily workflow of the HOA office. The CAM’s oversight role is administrative in nature - verifying proper documentation, insurance, approvals, and contractual compliance for vendors engaged by the Association, and ensuring coordination among committees, staff, and contracted service providers. Committees and contracted vendors manage operational and on-site work.
HOURS OF WORK: Full-time hours of work between 9:00-5:00, Monday through Friday. Some occasional evening and weekend work as required. Hours of work in excess of normal may be offset by compensatory time off as directed and approved by the CLMHOA Board President
COMPENSATION: Exempt Salaried Position. Salary determined by the CLMHOA Board of Directors. Benefits as described in the CLMHOA Employee Handbook.
Position Summary
Cypress Landing is a large, well-established large-scale premium community with extensive amenities, including a golf course, community bar, marina access, fitness and pool facilities, and at least 18 active committees supported by hundreds of volunteers. The Community Association Manager (CAM) serves as the central coordinator for this highly engaged environment, balancing strong administrative systems with the ability to build positive, productive relationships.
The CAM ensures alignment across volunteer-led committees by keeping processes organized, documentation accurate, and communication flowing clearly to the Board and residents. Because the community relies on both structure and collaboration, the CAM must communicate consistently, respond reliably, and navigate volunteer dynamics with diplomacy, steadiness, and a knack for bringing people together.
A key part of the role involves administering fair, consistent, and well-documented enforcement of community rules, ranging from property upkeep to RV lot management, kayak storage, and amenity-use policies - always with a respectful, community-oriented approach.

Core Skills, Abilities & Strengths
Exceptional administrative and organizational capability, with the ability to manage a high-volume, detail-driven workflow while ensuring accurate documentation for enforcement actions and compliance processes.
Strong proficiency and comfort with digital systems, including ManageHOA/BuildingLink or similar platforms, accounting software, and integrated multi-layered workflows used to support tracking, communication, and enforcement documentation.
Excellent written and verbal communication skills, with the ability to produce clear community messaging, support high-quality resident engagement, and communicate enforcement decisions consistently, fairly, and respectfully.
Ability to work effectively within a volunteer-led structure, partnering with committees through influence, clarity, and process, not supervisory authority - even when enforcement or follow-through is required.
Strong understanding of HOA governance, compliance standards, and statutory requirements, including enforcement procedures under the NC Planned Community Act.
Solid grasp of financial workflows, internal controls, documentation accuracy, and audit-readiness, including recordkeeping for enforcement-related actions.
Demonstrated professionalism, discretion, patience, and fairness, with the ability to coordinate cross-committee processes (e.g., Building & Grounds, Finance, and Board alignment for project approvals)
Ability to uphold community standards through consistent and well-supported enforcement.
Requirements
Minimum Qualifications
- Minimum 5 years of experience in community association management or a comparable role with complex administrative, communication, and multi-stakeholder coordination responsibilities.
- AMS® certification required.
- Proven ability to work within a volunteer-driven governance structure, supporting committees and Boards without supervisory authority.
Proven track record of consistent, high-quality written and verbal communication with residents, volunteers, and leadership. - Demonstrated ability to manage and integrate digital platforms (ManageHOA/BuildingLink, or similar HOA/CRM systems) and accounting workflows.
Experience overseeing office operations, digital records, compliance documentation, and financial process routing. - Working knowledge of HOA governance practices and the NC Planned Community Act (or ability to quickly learn and apply statutory requirements).
Strong competency in organizing and tracking multi-step administrative workflows, project documentation, and cross-committee coordination.
Preferred Qualifications (Highly Valued)
- PCAM® credential, or active progress toward advanced CAI certifications.
- Experience supporting multi-committee environments, including coordination between operations, finance, and Board approval processes.
- Prior leadership in developing or modernizing administrative systems, workflows, and digital record keeping.
- Familiarity with reserve studies, budgeting cycles, and internal control practices used in HOA financial management.
- Experience working in mature, highly engaged residential communities where communication and relationship-building are central to success.
- Ability to handle high-volume information flow with accuracy and calm.
- Strong technology fluency across cloud platforms and productivity tools, with the ability to learn new systems quickly.
