Kentuckiana Property Management is a professional HOA and COA management firm serving communities throughout the Kentuckiana region. The organization provides comprehensive association management services including Board relations, vendor oversight, financial administration, and homeowner communication.
Position Summary
The Community Association Manager (CAM) is responsible for managing a portfolio of HOA/COA communities. The CAM serves as the primary point of contact for homeowners and Board members across the assigned portfolio, overseeing vendor coordination, property inspections, communications, and day-to-day community operations.
This position requires recurring travel between communities within the Kentuckiana region and consistent attendance at evening Board meetings. Board meetings are generally held between 6:00–8:00pm. Attendance is an essential function of this role.

Key Responsibilities
- Manage homeowner and Board member relationships across an assigned portfolio; maintain a 24–48 hour response standard for all communications
- Conduct regular property inspections, including site walks, identification of maintenance needs, and vendor follow-through in all weather conditions
- Attend and support Board meetings; prepare meeting materials and manage action items through to completion
- Coordinate and oversee vendors for maintenance, repairs, and capital projects; hold vendors accountable to timelines, quality standards, and contract terms
- Maintain accurate community records, meeting minutes, and documentation within Vantaca
- Participate in the company emergency response rotation; receive after-hours calls and dispatch to the appropriate team member as needed
Requirements
Qualifications
High School diploma or equivalent required
Minimum of 1+ year of experience in property management or a closely related field required (HOA/COA management experience strongly preferred)
Demonstrated ability to independently manage a high-volume portfolio with strong organizational systems and self-direction
Valid driver’s license and reliable personal vehicle required
Consistent availability for evening Board meetings
Strong written and verbal communication skills
Proficiency in Microsoft Office programs, including Outlook, Word, and Excel
Experience with property management software strongly preferred (i.e. Vantaca, Yardi)
Compensation & Benefits
Annual salary $55,000–$60,000, commensurate with experience
Performance-based bonuses & commission eligibility for new business development
